A foundation carries the weight of your house down to the soil. The wrong type for that soil, or the right type built too small, can leave you with uneven settling and cracked walls. Most of our calls come from people building a house, and some come from business owners who also need a concrete parking lot.
Before I settle on a type or a price, I'd rather see a soil study, with borings or test pits checked in a lab, because the ground shapes the choice as much as the plans do. After that, the foundation type, the size of the house and any rock on the lot move the price. The study, the plan review and the weather move the schedule.
Slab, crawl space, basement or piles

A slab is concrete poured right on packed soil, and it suits firm ground. The city now requires a thicker vapor retarder, the moisture layer under the concrete, below slabs.
Crawl space
Short walls on concrete footings hold the house off the ground. That suits owners who would rather reach problems underneath than pay to repair cracks in a slab.
Basement
A basement is usually the most costly choice, because the footings and walls go well below ground. Rock on the lot can raise the cost a good deal more.
Helical piles
These are steel piles with plates on them, screwed into the ground. They go in quickly without shaking anything, so they suit additions, decks and light to medium loads.
